JMZ Management has standard screening qualifications (credit score threshold, previous criminal or civil litigation, income qualifications). Should the applicant pass the preliminary screening of our office, we then pass the application packet (copy of application, credit report, criminal screening and supporting documents submitted by the tenant) to you for review and approval. All tenants will also have access to our 24-hour maintenance hotline so they can report maintenance issues after office hours, or get immediate attention for emergency maintenance. We have an extensive network of in house and local contractors and vendors to assist us in meeting the maintenance needs of our clients and their tenants. However, an advantage to working with JMZ Management is our flexibility in engaging preferred vendors of our clients should they have their own maintenance crew or a list of frequently used contractors.
The majority of repair costs are the responsibility of the owner; however, tenants have a shared responsibility as under our standard lease agreement, tenants are responsible for $100 of every work order submitted. As the owner, this reimburses you for some of the cost associated with maintenance at your property and you are able to waive this fee should you wish to. In the event is is apparent that the repair is due to the tenant’s blatant / ongoing neglect, the costs for repairs can be passed on to the tenant.

Owners are notified every time a work order is created in our system via email. In the event the repair cost will exceed the amount we have in escrow for handling common, minor repairs, JMZ MANAGEMENT contractors visit the property to assess the situation and prepare comprehensive and competitive estimates for owners to review and approve prior to scheduling work to be done.
All tenants will have access to our 24-hour maintenance hotline so they can report maintenance issues after office hours and get immediate attention for emergency maintenance. Emergencies include: fire, flooding, sewage back up, inoperable toilet in a home with only one bathroom, no heat when temperatures are are less than 60 degrees outside.
JMZ MANAGEMENT provides owners with an owner portal where you can login and make payment by linking a bank account or using a credit / debit card. Once you approve an estimate for repairs, we will request that you make a payment through your portal for the entire cost of the repair. We then provide the contractors with a small deposit so they can purchase materials and get started. Thereafter, the funds will be held in escrow until the contractors complete the job.
Here at JMZ Management we understand that life happens so we always begin the collection process by reaching out to the tenant directly via a telephone call, as well as text and email if possible, to try and resolve the issue of their delinquent rent as soon as possible. Every month our team works tirelessly to ensure all rental payments are received on time and, in the event the tenant is delinquent, we are proactive and send the proper legal notices required to initiate the eviction process. This means that our clients save time and can begin the eviction process as early as 7 days following the end of the grace period if they choose.
Yes.
Customarily, the management company retains the late fees to offset the expense of additional costs and resources associated with aggressive collection efforts. This is negotiable.
